Mah Sing unveils phase 2 of M Aruna – Carya

Mah Sing Group Berhad (Mah Sing) has unveiled the Phase 2 of M Aruna, Carya.

Carya @ M Aruna are 2-storey link homes (20’ X 75’) comprising 4 bedrooms and 3 bathrooms, and it offers an open space design over a build-up of 1,700 sq. ft. Pricing for Carya @ M Aruna starts from RM560,000.

“The Phase 1 of M Aruna launched back in 2018 was fully sold out and we believe Phase 2 will attract strong interest from the market as well.

This is a good time to purchase a home as homebuyers can leverage on the multiple property friendly incentives offered by the government in the PENJANA Plan which includes the reintroduction of HOC, and uplift of 70 percent margin of financing limit for third housing loan onwards, coupled with the low-interest environment currently due to the record low Overnight Policy Rate.

With competitive pricing points and attractive amenities, together with its strategic location, the project is deemed to be a value buy for homebuyers out there, especially for those who are looking for a place to call home,” Mah Sing’s Chief Executive Officer, Ho Hon Sang said.

Interested homebuyers can place their bookings for their desired units, by heading to M Aruna’s sales gallery located within the actual development of the township in Rawang, and is open for viewing from 10 am – 6 pm daily.

The newly completed Carya’s show unit is also ready for the public to experience the ambience and living space themselves.

Apart from Mah Sing’s existing Easy to Own campaign, homebuyers will also be eligible for early bird privileges known as “Home Appliances Bonanza” which worth RM22,000, whereby appliances such as washing machines, refrigerators, and air-conditioners are up for grab.

Mah Sing’s presence in Rawang spans approximately 480 acres covering three townships – M Aruna, M Residence 1, and M Residence 2.

As for M Aruna, the township spans across 96.71 acres of land with a gross development value (GDV) of approximately RM520 million, while GDV for M Aruna Phase 2 is approximately RM129 million for 192 units.

This comprises 7.32 acres of green in total which include some pockets of green areas, a 2-acre linear park which is a fairy tale thematic landscape home to a treehouse, hammocks, jogging tracks, bike challenging park, and a half basketball court, which would make a joyful place to leisurely unwind for youths, adults and the elderlies, and another 3-acre park for families to use.

M Aruna also offers a large amount of greenery embedded in the project, showcasing the fulfilment of living within a green sanctuary while appreciating nature within the township itself. In addition, the ambience evokes the feel of being away from the daily hustle and bustle of the big city life, transporting one to a covert “Secret Garden”-like environment which allows one to rejuvenate after a long and hard day’s work.

Besides that, M Aruna adopts a strict linear layout to ensure the best sun protection. The homes are arranged in neat linear rows orientating strictly in a North-South direction, giving the best alignment in avoiding excessive heat gain amid a tropical climate. Houses aligned in this manner are cooler, require less air-conditioning, and would contribute to energy-savings in the long run.

In addition, Carya @ M Aruna aspires in adopting a smart living system – comprising features such as Smart Cloud Camera, PIR Motion Sensor, Clarus Smart Switch, and Smart Contact Sensor. The smart home solution employs the latest IoT technology which enables interconnectivity and interoperability of smart devices & appliances.

This enables the remote monitoring and management of appliances and systems, such as lighting and temperature. Smart home technology also provides homeowner security, comfort, convenience, and energy efficiency by allowing them to control smart devices through the smart home app on their smartphone.

On the whole, M Aruna is designed to incorporate the greenery concept while taking into account security in a smart way, and living along with the low-density development which helps to provide a more relaxed ambiance for families. The township is also a guarded residence with 24-hour security patrolling to ensure the safety of the residents.
