SDB Sells Out Singapore Jui Residences Serangoon Road Project

‘Boutique’ property developer Selangor Dredging Berhad (SDB) has announced that its Singapore project Jui Residences along Serangoon Road has been well received with all 117 units sold since its ‘soft launch’ in September 2018.

Developed by SDB’s associate company Tiara Land Pte Ltd, Jui Residences is located adjacent to the Kallang River. The 117 contemporarily crafted units are located within an 18-storey tower surrounded by convenient amenities and an integrated transport network which includes the Potong Pasir and Boon Keng MRT stations.

SDB managing director Ms Teh Lip Kim thanked Singaporeans for the support and reaffirmed that the group continues to be committed to its tagline of “driving excellence and building lifelong relationships”.

A freehold development, the strong interest stemmed from Jui Residences being initially sold at around SGD1,600 to approximately SGD2,000 per square foot.

Jui Residences is located within the Urban Redevelopment Authority’s (URA) earmarked growth districts of Bidadari and Kampong Bahru areas.

Singapore’s Straits Times had reported that plans to rejuvenate the iconic Kallang River is already underway. By 2030, another 100,000 residential homes are set to be built in that area, transforming the Kallang River into a lifestyle hub, with waterways, greenery and seamless park connectors.

“Jui Residences being right next to the Kallang River will stand to benefit from this major facelift and keen-eyed investors are said to have identified this area as offering potential extraordinary return on investment,” said an industry analyst to Business Today.

 National Aerated Water – preserving national heritage sites

Besides being strategically located, the project also features a historical landmark within its premises.

Located at the foreground of Jui Residences is the former National Aerated Water (NAW) building, where soft drinks like Sinalco, RC Cola and Kickapoo Joy Juice used to be bottled.

SDB is working closely with URA to keep the building as part of Singapore’s national history. The conserved ‘L’ shaped building is in line with URA’s efforts to preserve one of Singapore’s main landmarks so that future generations will be able to witness one of the last remnants of the Kallang River’s industrial past. The NAW building is a noteworthy example of the Singapore Art Deco era from the 1950s.

Jui Residences art-deco elements

Jui Residences complements the conserved NAW building, using similar design principles in a contemporary development with a distinctive local architectural language.

The exterior of Jui Residences showcases art deco elements which are apparent through the vertical flutes on the façade, arched detailing on the balconies and wide inset curves at the podium. Inside, brightly coloured artworks inspired by the history of this national heritage, named ‘The Bottle Assembly: Filling Voids and Voids Filling’ are specially crafted by sculptor Dr. Colin K. Okashimo, will adorn the walls of the Sky Terrace at Level 5. Pastel colours of pink, blue and yellow are applied to the bottles following the Miami art deco style.

Pedestrian access will be provided directly through the conservation building. This will register the historic reference upon arrival and allow residents and visitors alike to experience the history of the NAW building. Fronting Kallang River, a secondary pedestrian approach is provided, allowing an additional access point to the apartment lobby and an improved visual and physical connection to the riverside.

Jui Residences faces a wide frontage of the Kallang River and most units at the development will have unobstructed views of the Kallang and Boon Keng area. Jui Residences is designed by Carver Haggard of London with landscape and art works by Okashimo Pte Ltd. The Temporary Occupation Permit (TOP) for Jui Residences is expected to be obtained in October 2021.
