MCT Launches Casa Embun in Cybersouth  

To usher in the Year of the Rabbit, MCT Berhad recently launched South Tower of its lifestyle-centric Casa Embun homes at its up-and-coming township of Cybersouth in the southern corridor of Klang Valley which is set to be the new growth corridor to Cyberjaya, Putrajaya and KLIA.

Since its launch in 2015, more than 1,700 residential units at Cybersouth have been sold, with a population of approximately 5,000 residents at Cybersouth.

The vibrancy of the township was further complemented with the completion of the township’s central park and first commercial hub, Park Place I, which was completed in 2022 and has seen positive occupancy rate thus far.

Buoyed by the success of the previous phases, MCT proceed to launch Casa Embun, the first vertical development at Cybersouth. Casa Embun is the epitome of peaceful living with 11.2 acres of tranquil living space and is located right next to the Clubhouse at Cybersouth, offering two blocks of high-rise serviced apartments totalling 987 units and 16 units of commercial units. The development carries a GDV of RM406 million.

“Casa Embun was built in accordance with MCT’s overall vision for Cybersouth which was designed to be a township which will endure and bring value for future generations. We have expanded on innovations that were incorporated in the various phases of our developments in the Cybersouth township, and Casa Embun is primed to be the latest gem,” Teh Heng Chong, Chief Executive Officer of MCT said.

“We wanted these homes to be affordably priced, starting from RM286,800 as we want to offer value and quality to the wider market. This has already started to yield positive results as we have already sold approximately 40% of Phase 1 and 100% of the commercial units,” Teh emphasized.

The serviced apartments at Casa Embun come with the flexibility of 3 distinct unit layouts ranging from 550 sq ft to 1,541 sq ft, all supported by family-friendly facilities such as a multi-purpose pavilion for family gatherings with BBQ facilities and outdoor dining, a themed playground, a 25 meter swimming pool and children’s wading pool, a gymnasium overlooking the pool, sports facilities such as a futsal and badminton court, 0.9 km jogging path and EV charging facilities at the carpark amongst many other facilities.

In addition, the serviced apartments are oriented in a north-south direction to ensure the units are well-ventilated and remain cool throughout the year.

A unique feature of Casa Embun is the limited garden units to bring the outdoors indoors and gives owners direct access to their carpark, very much like a landed property while enjoying the facilities and safety afforded by apartment living.

Other equally unique features include hackable walls between the kitchen and yard to take into account the ever-changing needs of growing families.

Teh further commented that MCT strives to inspire through its beautiful and purposeful spaces which cater to the needs of each resident.

The interiors of Casa Embun feature Moroccan-inspired design which is all about colour, texture and fluid lines creating a luxurious and distinctive look, while being surrounded in lush greenery.

“Though 2022 was a challenging year, we managed to launch four projects with GDV of RM784 million. We managed to secure sales with a GDV of RM540 million while delivering 1,364 units of properties to our purchasers,” Teh remarked.

“We believe the positive momentum of last year will continue in 2023 as we plan to launch three new projects with a total GDV value of RM954 million across the Klang Valley. We are also targeting to achieve RM848 million worth of sales for 2023, a 57% increase from what we achieved in 2022,” he added.

“In addition, we are looking to get back into the black in 2023, underpinned by our robust unbilled sales of RM720 million as at 31 December 2022 and contributions from our pipeline property launches. Going forward, we will remain committed towards ensuring our developments continue to remain at a high standard and attractive to discerning prospective homebuyers,” Teh concluded.

With Phase 1 of Casa Embun launched, Phase 2 is expected to be launched in the fourth quarter of 2023 with even more exciting features.

In commenting about uncertainties with the current economic conditions locally and on a global scale, Teh noted that while the downside risks of the prolonged global supply chain disruptions and rising inflationary pressures have led to the tightening of monetary policies, such as the recent OPR hikes could hamper the economic recovery in the near to medium term, MCT is better prepared to manage and circumvent the impact it could cause.
