iProperty.com.my revealed the best-selling subsale residential properties in the four major Malaysian states – Kuala Lumpur, Selangor, Penang, and Johor. These landed and high-rise projects recorded the highest number of transactions between July 2021 to June 2022*. These properties provide key insights into consumers’ buying preferences during a period of post-pandemic economic recovery in Malaysia. The raw transaction data is obtained from Valuation and Property Services Department (JPPH).
Sheldon Fernandez, Country Manager, PropertyGuru Malaysia said, “It is interesting to note that most of the best-selling properties during this time period bear freehold titles. The property transaction volume in the subsale residential property market was particularly encouraging for Selangor and Johor’s landed properties, with built-up sizes above 1,100 sq ft. In addition, specific best-selling properties in Kuala Lumpur are equipped with excellent facilities in a tranquil and green environment, showing that livability is a factor for homebuyers. Meanwhile, landed homes continue to dominate in Johor.
Looking ahead to 2023, we expect the volume of subsale residential property transactions to increase. Demand for high-rise units costing roughly RM500,000 could continue to rise in Selangor and Penang. Meanwhile, niche high-end projects in Kuala Lumpur and Penang could continue to generate interest. With the recently announced full stamp duty exemptions for first-time homebuyers, we hope there will be steady movement in subsale market activity as homebuyers take advantage of these financial incentives.”

The upper-middle-class township offers mainly freehold properties in serene surroundings close to green lungs like Taman Rimba Kiara and Bukit Kiara Federal Park. Meanwhile, Damansara Heights (46 transactions) offers a unique blend of 1970s-style bungalows, vintage designs and luxuriously built homes. In Selangor, the top 5 transactions came from terrace houses in suburban areas. Four of the five best-selling landed properties are 35 km from Kuala Lumpur city centre. This aligns with the trend of homebuyers seeking large living spaces during a period when hybrid work became the norm. Interestingly, two of the top three properties in this category are within the Serendah subdistrict of Hulu Selangor. Bukit Sentosa, which recorded 223 transactions, is an integrated freehold township that covers a land area of 2,411 acres. Bukit Sentosa shares most of its amenities and facilities with neighbouring Bukit Beruntung and Rawang Town. Amongst them are hypermarkets, educational institutions, and hospitals. Meanwhile the second best-selling terrace house, Taman Sentosa n Klang, recorded 166 transactions. Its residents enjoy access to various amenities like established medical, school facilities, hypermarkets, and shopping malls. Regarding accessibility, it is connected via several major roads within Klang.
