TH Tebrau Land Sdn Bhd, a subsidiary of Teguh Harian Group, has officially launched Monterra, a RM941 million integrated mixed-use development in Tebrau, Johor Bahru, with the project already recording an 80% take-up rate since its pre-launch in April.
The development marks TH Tebrau Land’s second project in Johor Bahru following the completion and handover of One49 Residence.
Located about five kilometres from the Customs, Immigration and Quarantine (CIQ) Complex, Monterra comprises 1,565 serviced apartments, a shopping mall, 60 retail lots and a three-storey commercial hub featuring retail space and a dedicated medical centre.
The project introduces flexible residential layouts that allow selected units to be configured for either owner-occupation or investment purposes, catering to evolving buyer preferences.
TH Tebrau Land said the launch comes amid growing economic activity in Johor, supported by infrastructure upgrades, stronger cross-border connectivity and initiatives such as the Johor-Singapore Special Economic Zone (JS-SEZ).
The integrated retail component will be anchored by Cold Storage, with additional tenants expected to commence operations progressively ahead of the first phase handover targeted in 2029.
Teguh Harian Group Chairman Peh Lian Hwa said demand is increasingly shifting towards developments that offer convenience, connectivity and long-term value in established urban locations.
“Today’s buyers are looking beyond individual properties and placing greater emphasis on location, accessibility and the quality of the surrounding environment. They are also seeking greater flexibility in how they use and derive value from their properties over time,” he said.
Peh added that the group remains optimistic about Johor’s long-term prospects, driven by continued infrastructure improvements, stronger connectivity with Singapore and rising economic activity.
Targeted for completion in 2030, Monterra is expected to add new residential, retail and commercial offerings to the Tebrau corridor, further supporting its development as a key urban centre within Johor Bahru.
