Cyberjaya: A Tech City For All

For over two decades, Malaysia’s Cyberjaya has successfully positioned itself as the preferred investment destination and business hub for many global multinationals, attracting global brands such as Dell, DHL, HTC Global, Huawei, China Mobile International and Modality Systems among others. 

In its journey to remain competitive as a Global Tech Hub, Cyberview Sdn Bhd has been mandated by the Government to revitalise Cyberjaya through the introduction of a new masterplan in 2019. 

The company has also taken on the role of a tech hub developer in tandem with the introduction of the new masterplan which will see the integration of five key elements in the future development of the city. These elements are facilities, community, activities, experience, and incentives. 

In this latest role, Cyberview has been entrusted to drive investor relations services, industry development initiatives, tech hub development and management services as well as tasked in managing the smart city via its role in Cyberjaya city management. 

“Today, Cyberjaya has the highest concentration of tech companies, talent and creators anywhere in Malaysia and this is owing to its thriving tech ecosystem that supports companies at any stage of growth,” says Managing Director, Datuk Mohd Najib Dato’ Ibrahim.  

Apart from the multinationals that have made Cyberjaya their new home, the city is also rich with homegrown talents that have broken barriers and recorded achievements beyond Malaysian shores such as Aerodyne, IX Telecom, Monsta and Wau Animation, all of which are proudly based in Cyberjaya. 

The most recent significant entry into the city is Microsoft, who will be developing its data centre region with a total investment in Malaysia that will help generate USD4.6 billion in new revenues for the country’s ecosystem of local partners and cloud-consuming customers over the next four years. Additionally, Microsoft and its partners are estimated to contribute more than 19,000 direct and indirect jobs. Microsoft’s presence in Cyberjaya is an encouraging development and certainly provides a boost for the new masterplan that will see the creation of three tech clusters within the South Innovation Zone.

Building A City That Offers The Best

He also points out that adoptions of smart solutions have been on the uptake and are community-focused, bringing about opportunities to transform, improve efficiency and create changes in the way communities and businesses experience the smart city. 

Furthermore, Datuk Najib highlights that by leveraging on smart tech and urban planning elements, Cyberview is able to apply an environmentally responsible and sustainable approach to development. 

As a Tech Hub Developer, Cyberview has a successful track record in the implementation and completion of various projects in Cyberjaya that has contributed to the continuous growth of the tech ecosystem.  

Cyberview puts together components of both hard infrastructure such as community development components and tech spaces and places as well as soft infrastructure, such as incentives and programmes, with the aim of creating a unique tech playground for the community to enjoy and grow into. 

Some of the successful projects undertaken by Cyberview range from office buildings, housing development, a hospital, a boutique hotel, and public amenities.

The most recent project completed is the Hospital Cyberjaya, built for the Ministry of Health. Developed on a 12-acre land, the hospital has a GFA of 500,000 sqft. and a construction cost of RM475 million. 

Cyberview has in recent years embarked on projects with the injections of sustainability elements and are incompliant with Green Building Index (GBI). The Masjid Raja Haji Fi Sabilillah and the Hospital Cyberjaya are two projects completed that had received a GBI platinum rating.

Capturing The Right Opportunity 

Cyberjaya is a township primed for an exciting stage of further development. From the total of developable land in Cyberjaya, 1,063 acres or 29% are still available for future development. Significantly, as far as land development potential goes, Cyberjaya is the only location in Malaysia that offers developers attractive potentials that comes with enterprise land category. 

Enterprise land generally offers lower plot ratio, which provides a distinct advantage for developers in offering office spaces at competitive rates. Hence, the cost of doing business in Cyberjaya is more attractive, compared to those closer to or within the Kuala Lumpur CBD. 

As the Tech Hub Developer of Cyberjaya, Cyberview currently owns approximately 600 acres of vacant land in the township which translates to great growth potential to be tapped into. Of those, approximately 270 acres or 45% are earmarked for development by Cyberview or our partners in the next 5 years and these plots are mostly categorised as enterprise land, with a small percentage of commercial plots included. 

With the new Cyberjaya masterplan in full force, further revisions were also made to plots located in the South Innovation Zone, offering lower plot ratio which corresponds to greater affordability and attractiveness. This is a key offering that Cyberview believes will be a pull factor to targeted tech players, primarily those in R&D&C.  

Paving The Way

Through the masterplan, the city is geographically divided into four distinct zones: the Global Business District in the North, Talent and Community in the West, Commerce in Downtown, and Innovation in the South. Each zone has its own unique characteristics and designed to accelerate towards a singular goal of driving the development of Cyberjaya.

“We believe that being technology-focused will enable the unlocking and optimizing of development value specifically via the new masterplan for Cyberjaya.
