The Selangor government is targeting to provide up to 3,000 units under the Smart Rental Scheme by 2025 to help middle-income residents rent homes.
State executive councillor for housing and culture Borhan Aman Shah said 1,377 units had been purchased by the Selangor Housing and Property Board for this initiaitve, with 852 units rented out so far.
“To achieve the target of 3,000 units, the proposal to purchase Smart Rental Scheme units will continue in 2024 with a target of 810 units through an additional allocation of RM220 million,” he said.
Borhan said that Shah Alam is one of the focus areas for the scheme’s implementation due to the public’s high demand, particularly from newlyweds. The programme in Shah Alam offers 200 units for rent in Shah Alam, of which 15 units are still left vacant.
“There are several other housing projects in Shah Alam being planned for this purpose. Besides Shah Alam, other locations are also being considered, including Hulu Langat, Selayang, and Ampang,” he said.
Meanwhile, 28 PPAM Selindung Daun in Ulu Yam, here, has been purchased by LHPS for the Smart Rental Scheme, valued at RM2.8 million. The councillor said a rental fee of RM700 per month is offered to help the public who do not own homes or face difficulties in obtaining loan financing. He said the area of the two-story terrace houses, covering 1,035 sqft, was chosen due to its existing facilities and strategic location near the city centre.
“The cost for each unit of RM100,000 was constructed by Nadi Cergas with an urban home concept, offering three bedrooms and a spacious area at the side of the house for gardening activities.
“The rental period ranges from two to five years, and 30 per cent of the total rental amount will be refunded to tenants for the purchase deposit of a new home,” he said.
To rent, eligible candidates must have a household income between RM5,000 and RM10,000, are newlyweds, and are financially constrained.
Th applications will be open soon on the LPHS website, and interview sessions will be conducted after registration is made to assess the applicant’s eligibility.
The Smart Rental Scheme, introduced by the state administration in 2016, assists middle-class residents in renting houses for a set amount of time under predetermined conditions.
