A recent survey by CBRE reveals that more than 60% of companies in the Asia Pacific region have achieved steady office attendance, reflecting a growing acceptance of flexible and hybrid working models. Notably, 32% of firms anticipate increased office usage, while only 4% expect a decline.
The survey indicates that 43% of companies have reached a peak office utilization rate of 80% or higher. This trend provides an opportunity for organizations to recalibrate their workplaces to better align with evolving work styles and attract top talent. Many companies are adopting unassigned seating, such as hot desking and collaborative spaces, to enhance workplace efficiency.
Additionally, 49% of respondents plan to expand their use of flexible spaces in the next three years, including on-demand event spaces. However, cost remains a significant factor influencing lease renewals and relocations. Fifty percent of respondents cited better lease terms and cost savings as primary motivations for moving to new offices.
“Asia Pacific occupiers are seizing cost-saving opportunities in tenant-favored markets to upgrade to higher quality buildings in better locations,” said Luke Moffat, Head of Advisory & Transaction Services, Asia Pacific for CBRE. He also emphasized the importance of sustainability and wellness in attracting tenants, noting that proactive landlords can enhance their appeal by offering green building certifications and energy-saving features.
The survey further reveals that 70% of companies want employees in the office at least three days a week, with half aiming for a full five-day workweek. Interestingly, 73% of employees reported working in the office at least three days a week, suggesting a strong commitment to in-person attendance.
However, attendance patterns vary throughout the week, with Tuesdays and Wednesdays seeing the highest rates, except in mainland China, where Mondays are most popular. Fridays exhibit the lowest attendance, indicating a potential need for companies to implement strategies to enhance engagement and vibrancy on those days.
“Companies should rethink how they measure and interpret office utilization to accurately assess current and future space needs,” advised Ada Choi, Head of Research, Asia Pacific, for CBRE. She highlighted the necessity of maintaining a vibrant work environment during off-peak times while maximizing capacity without compromising the overall work experience.
