Negeri Sembilan is emerging as an increasingly important industrial and digital infrastructure hub complementing the Klang Valley, supported by major data centre investments, industrial land availability and ongoing development under Malaysia Vision Valley 2.0, according to RHB Investment Bank.
Following its Negeri Sembilan Investor Conference 2026 and a series of site visits, RHB said the state continues to offer sizeable industrial opportunities, with about 4,807 acres of available industrial land.
A key focus is the Negeri Sembilan Semiconductor Valley (NSSV), located within Parcel F of MVV 2.0 and spanning 841 acres.
Around 157 acres have been taken up by Vena Nexus, which is developing a 450MW data centre, with the current phase expected to be fully completed by June 2027.
Another 175 acres within NSSV have also been taken up by other multinational corporations, highlighting growing investor interest in the area.
RHB also pointed to strong digital infrastructure demand at Eco Business Park 7, located within Parcel C of MVV 2.0.
The 1,195-acre development has an estimated gross development value of about RM3 billion, while Tera Data Centres recently acquired 222 acres there. Around 300 acres of net land remain available.
The research house also highlighted property and construction opportunities in Seremban and Bandar Sendayan.
IJM Land’s IKON Residences in Seremban 2, with a GDV of RM388 million, has achieved a take-up rate of about 30%. Seremban 2 has around 90 acres left for development, while Seremban 2 Heights still has approximately 383.5 acres to be developed across three phases.
RHB said continued development in the area could benefit contractors such as Kerjaya Prospek, which is already involved in two projects in Seremban.
Meanwhile, Matrix Concepts’ Suria Heights development in Bandar Sendayan carries a GDV of RM547 million. Including MetroPark 2B, its Bandar Sendayan projects had achieved a 72.3% take-up rate as at June 30.
RHB said a proposed 130-bed integrated skilled nursing facility, to be developed with Alpro Group and Mercy Senior Care Centre, could provide an additional growth catalyst for the township.
Despite the positive outlook, RHB cautioned that Negeri Sembilan faces strong competition from other investment destinations, particularly Johor and Penang, which are also aggressively positioning themselves for industrial and technology-related investments.
