Urban Hallmark Properties has launched Botanik Point, a RM96 million boutique residential development in Ampang that will conserve 30% of its natural ecosystem as part of a nature-led approach to urban living.
The freehold project, launched by Minister of Housing and Local Government Nga Kor Ming, occupies a 1.78-acre site and comprises just 46 homes despite planning capacity for 108 units under conventional development parameters.
Botanik Point consists of 42 Townvillas and four bungalow-sized semi-detached residences, with Urban Hallmark positioning the development around environmental conservation, wellness and low-density living.
A key feature of the project is its Nature Reserve, which will preserve mature trees and native vegetation that have naturally evolved on the site over the past four to five decades. The developer said the preserved green space is expected to contribute to carbon sequestration, improve air quality and help reduce the urban heat island effect.
Urban Hallmark founder Datuk Jeffrey Ng said the project was conceived in response to growing concerns over the loss of nature within urban environments and increasing demand for wellness-focused homes.
“We wanted to create more than just another residential development. We wanted Botanik Point to be the hallmark of exclusivity and sustainability. Conserving nature can create greater long-term value for homeowners while contributing positively towards environmental sustainability and emotional well-being,” he said.
The development incorporates passive design features including air wells, skylights, terraces, sliding louvres, expansive glazing and high ceilings to enhance natural lighting and ventilation while reducing dependence on artificial cooling systems.
Speaking at the launch, Nga said projects such as Botanik Point demonstrate that urban development and environmental conservation can coexist.
“Botanik Point reflects the kind of responsible and forward-thinking urban development Malaysia needs moving forward, one that balances growth with environmental stewardship, sustainability and long-term quality of living,” he said.
During the launch, Urban Hallmark also signed a memorandum of understanding with the Tropical Rainforest Conservation & Research Centre to advance biodiversity conservation, ecological restoration and environmental education initiatives at the site.
The collaboration will support Botanik Point’s pursuit of ArbNet Level 1 Arboretum Accreditation, an international recognition for curated tree collections and landscapes committed to biodiversity conservation.
The Townvillas offer built-ups ranging from 2,200 sq ft to 2,900 sq ft, with prices starting from RM1.6 million, while the four semi-detached homes feature built-ups of between 5,500 sq ft and 5,800 sq ft and are priced from RM4.3 million.
Strategically located in Ampang, the development is connected to Kuala Lumpur city centre via major highways including the AKLEH, MRR2 and DUKE highways, and is located near key lifestyle, healthcare and education facilities.
Botanik Point is expected to be completed within 36 months.
