IJM, MRT Cochrane TOD Project Sounds Compelling With Prices May Range At RM1,050 psf, CIMB

IJM Corporation Berhad announced this week that it has entered into its first collaboration with MRT Corp to jointly develop a transit-oriented development (TOD) project, The Linque, located next to the Cochrane MRT station in Cheras, Kuala Lumpur.

The project, undertaken by IJM’s wholly-owned subsidiary IJM Land together with MRT Corp, carries an estimated gross development value (GDV) of RM600 million.

The Linque, which submitted its development order application on 10 June 2026, will comprise 586 units of serviced apartments together with a retail component.

The development also marks MRT Corp’s first Klang Valley TOD initiative, strengthening efforts to integrate residential, commercial and public transport facilities within a single urban development.

A key feature of The Linque is its direct connectivity to the Cochrane MRT station through a passenger lift linking directly to the station’s concourse level.

IJM said the project is strategically positioned within the Jalan Cochrane area, benefiting from its proximity to major commercial, retail, healthcare and education hubs.

The Cochrane MRT station is located one stop away from both the Maluri and Tun Razak Exchange (TRX) MRT stations, providing convenient access to key parts of Kuala Lumpur.

The project is also within walking distance of major lifestyle destinations including MyTOWN Shopping Centre, IKEA Cheras and Sunway Velocity, while benefiting from nearby healthcare facilities and educational institutions.

Connectivity is further enhanced through the Maluri MRT interchange, which links the MRT Kajang Line with the LRT Ampang Line.

According to CIMB Research, The Linque is expected to emerge as a compelling TOD development due to its location advantage and strong surrounding catchment.

While pricing details have yet to be announced, data from property transactions showed that neighbouring developments such as One Cochrane Residences recorded median transacted prices of about RM1,050 per sq ft.

Meanwhile, nearby projects including Sunway Cochrane, launched in October 2025, have indicative asking prices ranging between RM1,050 and RM1,319 per sq ft.

The research house said The Linque aligns with IJM’s strategic shift towards quality transit-oriented projects that complement the group’s established strengths in township development.

CIMB noted that the development could provide IJM with a platform to expand into higher-value urban projects while leveraging growing demand for integrated developments connected to public transportation.

The company has maintained its earnings forecasts for IJM pending further details on the project.
