Malaysia Subsale Home Prices Rise 2.7% As Market Gains Momentum

Malaysia’s subsale housing market strengthened in the second quarter of 2026 (2Q26), with the national median price rising 2.7% year-on-year to RM380,000 from RM370,000, marking a third consecutive quarter of price growth, according to Juwai IQI.

Its co-founder and Group Chief Executive Officer Kashif Ansari highlighted that the latest movement points to sustained demand from owner-occupiers and investors, although price performance varied significantly across states.

“Pulau Pinang recorded the strongest increase, with its median subsale price jumping 17.1% to RM480,000, partly reflecting a change in the composition of homes purchased.

“Kuala Lumpur followed with a 12.8% rise to RM530,000, while Sarawak and Johor recorded increases of 10.3% and 8.3%, respectively. Melaka saw prices decline, Selangor edged marginally lower, while Perak remained unchanged,” he shared.

Despite the rise in prices, Ansari said affordable and mid-market homes continued to dominate transactions as nearly seven in 10 subsale purchases during 2Q26 were priced at RM500,000 or below, with the RM250,001 to RM500,000 segment remaining the busiest part of the market.

“Homes priced up to RM250,000 accounted for 23% of transactions, while properties between RM250,001 and RM500,000 made up another 45%. At the upper end, homes above RM1 million represented 10% of transactions compared to 8% a year earlier,” he added.

Kuala Lumpur, however, recorded a notable surge in luxury activity. Transactions involving homes valued at RM4 million and above jumped 50% from a year earlier, pushing the city’s average subsale price up 52% to RM1.20 million. Hence, he cautioned that the average was heavily influenced by the relatively small number of high-value deals.

Looking ahead, Ansari said transaction volumes are expected to increase in the second half of 2026 while prices continue to climb moderately as more supply enters the market.

“Affordable properties are expected to remain the most active segment, while luxury homes will continue to account for a smaller but significant share of transactions.

“Johor is also expected to outperform other states, supported by the Johor-Singapore Special Economic Zone and the approaching launch of the Johor Bahru-Singapore Rapid Transit System Link, supporting both transaction volumes and prices,” he added.
