Sunsuria Bhd has proposed to dispose of a 45.46-acre freehold commercial land parcel in Sepang, Selangor, to Amazon Data Services Malaysia Sdn Bhd for RM316.84 million in cash, with the site intended for data processing services and infrastructure.
The developer said its 99.99%-owned subsidiary, Sunsuria City Sdn Bhd, entered into a conditional sale and purchase agreement with Amazon Data Services Malaysia on Sept 28.
The vacant land, located in Mukim Dengkil, measures approximately 183,973 sq m and is free from encumbrances.
Independent valuer CBRE WTW Valuation & Advisory Sdn Bhd valued the property at RM307 million as at Aug 28, 2026, using the comparison approach.
Sunsuria said the disposal price was agreed on a willing-buyer willing-seller basis and represents a premium to the appraised market value.
The group expects to record an estimated one-off pro forma gain of RM50.34 million from the disposal.
The property was originally injected into the Sunsuria group in June 2015 at a cost of RM145.97 million. Its audited net book value stood at RM163.44 million as at Sept 30, 2025.
Sunsuria said the disposal will allow the group to unlock value from a non-income-generating asset and strengthen its liquidity.
