Online property platform has unveiled the top high-rise residential properties iProperty.com.my has unveiled with the highest capital appreciation in 2022 compared to 2012.

These developments in Kuala Lumpur, Selangor, Penang, and Johor experienced positive long-term growth mainly due to their first-mover location, connectivity, low-density feature, and impressive property maintenance. The 10-year time frame was selected due to its alignment with the typical duration of an economic cycle, which can span up to a decade.

Below is the rundown of the top high-rise residential properties in Kuala Lumpur, Selangor, and Penang with the highest capital appreciation in 2022 versus 2012:  
  
Top high-rise properties in Kuala Lumpur – Well-maintained, resort-style properties appeal to homeowners. Top on the list with 94% appreciation value it Jamnah View Condominium in Bukit Damansara with 2012 psf going for RM738 but this increased exponentially in 2022 to RM1435. This was followed by Antah Tower In Jalan Kuching with RM252 in 2012 and RM472 in 2022 a 87.3% increase. Others are Le Chateau 2 in Seputeh, Villa OUG Condominium in Taman Yarl, and Bukit Winner.

For Selangor, the properties include Villaria in Bukit Antarabangsa Ampang with RM127 psf in 2012 and appreciated by 112% in 2022 to RM112. This is followed by Regency Condominium in Klang at RM136 in 2012 but has increased by 99% in 2022 to RM271 psf. Casa Milla Tower in Selayang was also noted in the list, as Menara Indah in Ampang, and Sri Permata in Shah Alam.

Top properties in Penang and ocean proximity are key drivers for capital appreciation on the island. They include Arena Residence in Bayan Baru seeing a 61% appreciation from RM327 to RM529 in 2022 this is followed by Desa Golf, Seaview Garden, Batu Ferringhi Skyhome, and Central Park Lane.

Top Properties in Johor – Prime location and accessibility boost long-term property value. They are Octville Condominium,
Masai with 335% appreciation over the decade. Jentayu Residensi, Pelita Indah, Akedemik Suite, and Datin Halimah were up significantly.
