Axis-REIT’s Net Income Surges 38% On Strong Rental Growth

Axis Real Estate Investment Trust (Axis-REIT) has delivered a strong set of results for the third quarter ended Sept 30, 2025 (3Q25), with net income jumping 37.8% year-on-year to RM52.1 million, driven by new tenancies, positive rental reversions and resilient demand across its industrial-focused portfolio.

Its total trust income also rose 15.6% to RM92.8 million from RM80.3 million a year earlier, underlining steady portfolio performance and healthy tenant retention.

For the nine months ended Sept 30, 2025, Axis-REIT reported total trust income of RM272.9 million, up 17.5%, while net income climbed 24.5% to RM148.2 million, reflecting consistent growth across its logistics and industrial assets.

In tandem with the strong results, Axis REIT Managers Bhd, the REIT’s management company, declared a third interim income distribution of 2.65 sen per unit, representing 99% of realised income from operations during the quarter. The payout includes 0.17 sen from tax-exempt profit income and a partial distribution of gains from The Annex disposal, bringing year-to-date distribution per unit to 7.8 sen, a 13% increase from the same period last year.

The Income Distribution Reinvestment Plan will apply to this interim payout, giving unitholders the option to reinvest distributions into new Axis-REIT units.

Chief Executive Officer and Executive Director Leong Kit May said the quarter’s strong performance underscored the resilience of Axis-REIT’s industrial portfolio and the effectiveness of its long-term strategy.

“Our solid income growth reflects positive rental reversions, robust tenant retention and contributions from new leases as we continue to see strong demand from logistics, manufacturing and e-commerce tenants,” Leong said.

Leong added that Axis-REIT’s proposed acquisitions in Telok Gong and Port Klang will further enhance its footprint in prime industrial and logistics corridors, strengthening income visibility and portfolio diversification.

“These new assets align perfectly with our strategy of focusing on high-demand industrial zones. Backed by a strong balance sheet and prudent investment approach, Axis-REIT is well-positioned to capture sustained growth in the industrial real estate sector,” she said.
