Titijaya Land Bhd is stepping up its expansion in Sabah with a pipeline of new developments, including a commercial project in Likas, Kota Kinabalu, as the property developer seeks to strengthen its presence beyond the Klang Valley.
The group said it is preparing to launch the Likas development while advancing its purpose-built student accommodation project near Universiti Malaysia Sabah (UMS) to address growing demand for quality student housing in the state.
Titijaya also expects continued growth from Citadines Waterfront Kota Kinabalu, which contributed a full year of operations in the financial year ended 2025, supported by steady occupancy and improving operating margins.
Managing Director Datuk Lim Poh Yit said the expansion follows encouraging demand for The Shore mixed-use development and Citadines Waterfront Kota Kinabalu, with the group recently securing several strategic land acquisitions to support its future project pipeline in Sabah.
He said improving infrastructure, rising tourist arrivals and expanding business activities continue to underpin demand for residential, commercial and hospitality developments in the state.
Titijaya said it has completed projects with a combined gross development value of approximately RM5.4 billion and remains focused on expanding its portfolio through disciplined execution, prudent capital management and selective investments.
