Iconic Marjorie Penang, a Tribute Portfolio Hotel, is betting RM2.5 million on a Sanrio-led hospitality concept that moves beyond accommodation, using themed rooms, dining and exclusive merchandise to attract regional travellers and unlock new revenue streams.
The collaboration introduces 16 rooms inspired by Hello Kitty, Kuromi and Cinnamoroll, supported by a Sanrio characters afternoon tea experience, interactive activities and branded merchandise.
By combining Japanese pop culture with Penang’s Peranakan heritage, the hotel is positioning the project as a complete lifestyle destination rather than a conventional themed-room promotion.
According to Iconic Marjorie Executive Director Katherine Tan, the collaboration with Sanrio was developed to offer guests a memorable journey from the moment they arrive.
“While many character partnerships focus mainly on placing familiar designs inside guestrooms, we extended the experience across accommodation, food and beverage, retail and other guest touchpoints.
“It is not just a themed stay, but a complete lifestyle experience that guests can enjoy, remember and share,” Tan said to BusinessToday.
She shared that she was closely involved in shaping the rooms, dining offering and wider guest journey, reflecting the personal significance of a project inspired partly by her childhood connection with Hello Kitty.
RM2.5 Million Long-Term Bet
She highlighted that the approximately RM2.5 million investment covers Sanrio licensing, the transformation of all 16 guestrooms, customised décor and fixtures, in-room amenities, themed dining concepts and exclusive merchandise development.
Tan said parts of the newly completed rooms had to be dismantled and renovated again to deliver a more immersive concept instead of simply adding superficial decorations.
“Although this added time and cost, she regarded the project as a long-term strategic investment in the hotel’s positioning rather than a short-term marketing campaign.
“If we measured success only by room revenue, we would be missing the bigger picture,” she emphasised.
Furthermore, Tan expects the collaboration can strengthen brand value, attract new customer segments and improve Penang’s appeal as a tourism destination, while creating additional spending across the hotel.
Building Revenue Beyond Room Stays
A central part of the strategy is making the Sanrio experience accessible to people who are not staying overnight.
Local visitors and tourists can book the afternoon tea, purchase exclusive merchandise or visit the hotel with family and friends, providing additional income for its dining and retail operations.
Tan emphasised that modern hospitality businesses must look beyond selling guestrooms and create experiences that encourage repeat visits throughout the year.
“Hotels should become lifestyle destinations rather than places people only stay when travelling,” she said, while noting that this approach allows Iconic Marjorie to build several commercial touchpoints around the same intellectual property, reducing its reliance on occupancy alone.
Furthermore, to make the experience more unique, Tan shared that the collaboration is billed as Southeast Asia’s first Sanrio characters Peranakan-themed rooms and afternoon tea experience.
“Hello Kitty, Kuromi and Cinnamoroll have been integrated with contemporary Peranakan-inspired interiors and storytelling, creating an offering intended to feel distinctly connected to Penang rather than replicated from another market.
“This concept was deliberately designed to appeal beyond families and dedicated collectors as Sanrio’s multi-generational following gives us the access to adults who grew up with the characters, younger guests encountering them for the first time, couples seeking distinctive stays and lifestyle travellers drawn to exclusive experiences,” she said, emphasising that today’s luxury travellers increasingly seek experiences that are unique, exclusive and emotionally memorable rather than traditionally luxurious.
Giving Regional Travellers A New Reason To Visit Penang
Tan said Penang already benefits from regional connectivity, rich heritage and a strong culinary reputation. Pairing these attractions with an internationally recognised lifestyle brand could provide another reason for travellers to choose the state.
“We see strong potential to attract visitors from Japan, Singapore, Thailand, Hong Kong, Taiwan and other Asian markets where Sanrio has a loyal following.
“Our ambition is for Iconic Marjorie Penang to become a hotel that regional travellers actively plan their trips around, rather than simply a place to stay after arriving,” she said.
She added that the project also gives Penang a distinctive entry into character-led tourism, where highly shareable accommodation, dining and retail experiences can directly influence destination choices.
A Platform Designed To Keep Evolving
Tan then highlighted that Iconic Marjorie does not intend for the Sanrio collaboration to remain static, as the agreement with Sanrio allows the hotel to introduce seasonal concepts, festive menus, new merchandise, limited-edition collections and potentially additional character experiences over time.
“Keeping the offering fresh would provide returning guests with something new to discover while helping sustain commercial momentum beyond the initial launch,” she said.
Overall, the themed rooms for Iconic Marjorie are only one part of a wider strategy. Its larger bet is that a combination of nostalgia, local culture and experience-led hospitality can turn a hotel into a destination and build long-term value well beyond the room rate.
