Homeownership demand in Malaysia remains resilient, with 56% of Malaysians intending to purchase a property within the next two years, according to PropertyGuru and iProperty’s first half of 2026 Consumer Sentiment Study.
The nationwide survey underscores Malaysia’s status as a nation of homeowners, particularly among those aged 40 and above, married individuals with children and middle- to higher-income groups, segments where property ownership aligns with life milestones and financial stability.
For many, owning a home continues to represent long-term security, with a strong “buy-and-hold” mindset prevailing as properties are often retained and passed down across generations. Encouragingly, first-time buyers remain active, with more than half of non-homeowners identifying homeownership as a key life goal.
The study also highlights the enduring importance of family in shaping housing preferences, with multi-generational living common among Malaysian households.
Many respondents share homes with spouses, parents and children, driving demand for flexible living spaces that can adapt to evolving family needs.
Location, safety and access to infrastructure and amenities remain top priorities, reflecting a continued emphasis on convenience and quality of life.
Meanwhile, sustainability is emerging as a decisive factor in purchasing decisions, with nine in ten Malaysians willing to pay more for homes with green features. Nearly 80% also consider climate risks such as flooding and landslides when selecting a property.
Energy-efficient appliances, solar panels, water-saving features and access to green spaces were among the most sought-after elements, signalling a shift toward more environmentally conscious homebuying.
PropertyGuru Malaysia Managing Director Vic Sithasanan said Malaysians remain confident in property ownership, but are becoming more informed and deliberate in their decisions.
“Owning a home continues to represent stability, security and the foundation of family life,” he said, noting that transparency and reliable information are critical in building buyer confidence.
Clear property listings, detailed descriptions and accurate visuals were cited as key factors influencing online decision-making, as digital platforms play an increasingly central role in the homebuying journey.
With demand holding firm and buyer expectations evolving, the findings point to a property market shaped by both enduring aspirations and rising sophistication among Malaysian consumers.
