MBSB Bank Rolls Out M-Property To Help SMEs Fund Property, Working Capital Together

MBSB Bank Bhd has introduced M-Property, a new financing solution aimed at small and medium enterprises (SMEs) seeking to acquire commercial property without straining their working capital.

The offering comes amid a common challenge for small businesses, where committing to property ownership can limit cash flow needed for operations and expansion.

The facility offers a financing margin of up to 150%, reducing upfront capital requirements, while also covering related acquisition costs such as legal fees, stamp duties, valuation charges and Takaful contributions. This is intended to help businesses preserve cash reserves for day-to-day needs.

Structured under Shariah-compliant Term Financing-i and Cashline-i, the solution provides repayment tenures of up to 20 years and allows SMEs to use the facility for property purchases, refinancing, working capital needs and capital expenditure.

MBSB Group Chief Commercial Banking Officer Noor Mohamed Amin Mohamed said the product is intended to support SMEs in building long-term assets while maintaining financial flexibility to grow.

The facility also includes options linked to sustainability-related investments, including solar installations, green building upgrades and energy-efficient property improvements, reflecting growing interest in ESG-aligned financing.

The facility is available to Malaysian SMEs with at least three years of operating track record and targets a broad range of industries, including retail, logistics, food and beverage, and service-based operators expanding their physical footprint.
