IJM Land has launched Merione Residences, a new 145-unit residential project within THE LIGHT Waterfront Penang, following the full take-up of commercial units at the adjoining Merione Grand.
The residential component occupies Levels 11 to 39 of the 39-storey Merione development, with five units per floor across 29 residential levels.
Units are offered in three layouts measuring about 1,055 sq ft, 1,195 sq ft and 1,206 sq ft, with each residence allocated between two and three parking bays.
Merione Residences will have a dedicated residential entrance and separate drop-off area from the commercial component. Covered pedestrian links are planned to connect the development to Merione Grand, The Waterfront Shoppes, the Penang Waterfront Convention Centre and an upcoming Hyatt-branded hotel.
The project is located next to the Tun Dr Lim Chong Eu Expressway, providing road access towards Penang Bridge, George Town, Bayan Lepas, the Bayan Lepas Free Industrial Zone and Penang International Airport.
Connectivity is also expected to improve with the RM850 million Ayer Itam-Tun Dr Lim Chong Eu Expressway Bypass, a six-lane toll-free route targeted for completion in April 2027.
IJM Land also plans a direct covered elevated pedestrian connection from Merione Residences to the future Penang Waterfront Station on the Mutiara Line, with additional sheltered links within THE LIGHT Waterfront precinct.
IJM Land Chief Executive Officer Datuk Tony Ling Thou Lung said the residential launch builds on the response to Merione Grand and forms part of the group’s wider development plans for the waterfront precinct.
